For a villa in Ras Al Khaimah, the simplest way to get a vastu review is online: you share the floor plan, the compass direction of the main entrance and a few photos, and you receive practical suggestions for layout, furniture and colour. Dr S Pujah reviews Ras Al Khaimah homes online, with no need to travel.
Ras Al Khaimah has become a popular choice for families and investors who want more space, waterfront living and a slower pace than Dubai. Many homes are villas or townhouses, and a growing share are off-plan, especially in the waterfront developments along the coast. That makes it a good time to think about vastu before you sign, or before you furnish.
How an online vastu review works
An online review follows the same principles as an in-person visit. You send:
- the floor plan for each level, with the main entrance marked;
- a compass reading taken at the main door (a phone compass is fine, held away from metal);
- a few photos of the entrance, kitchen, main bedroom and living area;
- your main questions, for example which bedroom suits the parents or where to place a home office.
We then meet on a video call to walk through the plan together. You receive a written summary of the main suggestions, ordered from the simplest to the most involved. Most suggestions use furniture placement, colour, light and decluttering rather than construction.
What makes Ras Al Khaimah homes different
Every place brings its own questions. In Ras Al Khaimah, three come up often:
- Sea on one side, mountains on the other. Many RAK homes face the Gulf to the west, with the Hajar Mountains rising inland. In traditional vastu, heavier, higher masses are preferred towards the south and west, and openness towards the north and east. Because the landscape here does not always follow that pattern, we balance it inside the home through furniture weight, storage and garden planting.
- Large glazed sea views. Floor-to-ceiling glass is wonderful for light, but strong afternoon sun from the west can make living rooms hot and restless. Sheer curtains, shaded terraces and calm colours help keep the space comfortable.
- Bigger plots and gardens. Villas here often have more outdoor space than in central Dubai. That gives room to place water features, seating and planting in a way that supports the layout of the house.
Five checks before buying an off-plan villa
- Main entrance direction. Note which direction the main door faces on the brochure plan. North, east and north-east entrances are traditionally preferred, but other directions can be balanced.
- Kitchen position. The south-east is the classic zone for fire. If the kitchen is elsewhere, the cooking range position and colours can often be adjusted.
- Main bedroom. The south-west is traditionally favoured for the main bedroom, with the head of the bed towards the south or east where possible.
- Staircase and heavy storage. These sit better in the south or west than in the centre or north-east of the home.
- Toilets and the north-east. A toilet in the north-east corner is a common concern. It is not a reason to panic; there are simple corrections, but it is worth knowing before you choose a unit.
If you have two or three units in mind, an online review can compare them side by side so you choose with clearer information.
When to book a review
The most useful time is before you commit: when you are choosing between units, or before the furniture arrives. That said, it is never too late. Many families ask for a review a year or more after moving in, once they know how the home feels day to day. For off-plan buyers, keep a copy of the final layout drawings, because small changes between the brochure plan and the handover plan can affect the suggestions. The cooler months from October to April are also a good time to plan garden and terrace changes, since outdoor work is easier before the summer heat.
Vastu for rented villas in RAK
If you rent, you cannot move walls, and you do not need to. Bed direction, desk position, mirror placement, lighting, colour and clearing clutter from the north-east are all changes a tenant can make. Many families find these small steps make a home feel calmer and more organised.
What vastu can and cannot do
Vastu is a traditional approach to space planning. It can help a home feel balanced, calm and easier to live in. It does not guarantee money, health, relationships or any specific result, and it is not a substitute for structural, legal or financial advice when you buy property.
